Anchor Ally target-brand research
Fair Map categories · the "homeless brand" thesis · the Best Buy group · rail-anchors · a scored pool of 142 candidate brands. Companion: the live brand matrix.
1. Executive summary
The thesis in one sentence: Atmosphere's natural anchors are brands with millions of customers in the world's largest consumer market and no address in the physical world. They will not sign a ten-year lease with Simon, but they pay Best Buy for shelf space, Amazon for ads and Meta for CPMs every year. We sell them a "physical channel" that is cheaper and more measurable than where those budgets go today.
Four findings
- Homelessness is measurable and enormous. Anker generates 90.3% of its revenue on Amazon; Zenni has sold more than 50 million frames and has no stores; Bambu Lab did ~$1.5 billion in 2025 revenue with a 10-million-monthly-user community and no U.S. storefront; Jellycat grew 41% in the U.S. with no stores of its own. For these brands, "physical presence" is not a lease decision — it is a marketing-channel decision.
- The evidence chain is ready. A store opening lifts online sales in its trade area by 6.9%; a closing cuts them 11.5% (ICSC). E-commerce CAC rose 40–60% between 2023 and 2025; Meta CPMs hit a record $22.98. Returns reached $850 billion in 2025; Gen Z makes 7.7 online returns a year. Best Buy earns in-store space revenue from Samsung, Google, Lovesac, Tesla and Starlink.
- Most of what sits inside Best Buy is an anchor candidate — Best Buy itself is not. (a) Brands that pay Best Buy for space → category anchors; (b) brands sold on Best Buy's shelf with no storefront of their own → Cup League anchors; (c) the ~1,000 third-party sellers on Best Buy Marketplace → the Nest.
- The biggest anchors are not brands; they are rails. Etsy, Faire, Depop (now eBay), StockX/GOAT, ThredUp, MakerWorld, Best Buy Marketplace — each is the door to tens of thousands of storefront-less sellers.
Summary of the scored pool
| Bucket | Count | Examples |
|---|---|---|
| A — first 60 days | 23 | Depop (eBay), Etsy, Local vintage sellers, Local producer / farmers' market network, Bambu Lab, Jellycat, MakerWorld / Printables creators, Madhappy, StockX / GOAT, Lectric eBikes, Our Place (Always Pan), Corteiz / Broken Planet, Bookshop.org, East Fork … |
| B — after PoC | 94 | Quince, Chamberlain Coffee, Portland Leather, Fly by Jing, the Rhode cluster, Chagee, Pop Mart, Samsung/Google … |
| C — scale phase | 25 | Kith, Aimé Leon Dore, Formlabs, Gong Cha, LEGO … |
Decision requested from the Council: reposition the Anchor Ally program's identity from the "Fortune 500 + Turkish home-and-living" narrative to "the physical channel for homeless brands"; open the first outreach wave with three rails (Etsy/Faire, Depop/StockX, MakerWorld) + one screen partner from the Best Buy (a) group + five Cup League brands.
2. The evidence set behind the win-win claim
A brand has four options today for reaching the physical world: its own store, a big retailer's shelf, OOH advertising, or nothing. The table prices each option with sourced data and matches it to Atmosphere's answer across the seven revenue lines.
| The brand's pain | Data (2025–26) | Atmosphere's answer and revenue line |
|---|---|---|
| Customer acquisition cost | Average CAC $68–84; up 40–60% between 2023 and 2025. Google Shopping CPC +33.7% in 2025; Meta CPM a record $22.98 in Q4 2025. Electronics CAC $250–377. | A table-day / screen-hour is priced below CAC; Fifth Signal measures to the transaction. → Market Hall, Media (PingPod) |
| Online sales plateau without physical presence | ICSC: a store opening lifts online sales in the trade area 6.9% and grows baskets 8–10%; a closing cuts online sales 11.5%; home categories lose 32% on closure. A new store lifts web traffic 37%. | We sell "halo area", not rent: ten trade areas across ten pilot cities. → Market Hall, Live Commerce |
| Return costs | 2025 returns $849.9B; online return rate 19.3%; ages 18–30 make 7.7 returns a year; 9% of returns fraudulent; 82% of consumers rank free returns as a purchase criterion. | Live Commerce Center: box-free, label-free returns, instant second sale, fraud control (Happy Returns network of 10,000 points). → Live Commerce, BoH |
| Warehouse rent for invisible stock | media-ally: "Supply pays rent on a warehouse it can show to no one." | Back of House: stock where the buyer can see it. → BoH |
| OOH/DOOH cannot be bought self-serve | pDOOH $1.22–1.35B in 2026, +19–23%; 59% of the market still hand-sold; the constraint is "quality inventory"; in-store retail media drives ~56% of DOOH growth. | The PingPod screen grid is listed on SSPs; the brand buys the screen above its own lot from a dashboard. → Media |
| Already paying for someone else's box | Samsung/Apple/Microsoft/Google run shop-in-shops inside Best Buy; Best Buy's CEO highlighted vendor spending and the Tesla/Lovesac/Starlink partnerships. Mercedes builds charging hubs at 55 Simon properties; the Kia Forum package is charging + vehicles + lounge. | Same budget, more inventory: showroom + Stage + screens + returns. → Market Hall, Stage, Media |
| Community and membership | Gen Z shops in-store more than Millennials and Gen X (ICSC); Simon reports 16 consecutive months of growth in Gen Z brands. | Membership = the brand inviting its own community to a physical address. → Membership, Stage |
Our difference from Simon/Macerich in one line: they lease square footage and earn on one revenue line; we place a brand across seven revenue lines and the brand buys each one, by the day or the hour, measured.
3. The Best Buy thesis: what is inside the box
| Group | Who | What Best Buy gives them | Atmosphere role |
|---|---|---|---|
| (a) Pays for space | Samsung, Apple, Microsoft, Google, Sony, LG, Lovesac, Tesla, Starlink, IKEA (P&O) | One end cap / shop-in-shop; Best Buy's staff, Best Buy's data | Category anchor + "Screens powered by" (Samsung/Google) + demo arena |
| (b) On the shelf, no storefront | Anker/eufy/soundcore, Roborock, Dreame, Govee, Ugreen, DJI, Insta360, Tineco, Garmin, GoPro, Bose, Sonos, Dyson, SharkNinja, Oura, Whoop, Eight Sleep, Nothing | Shelf + Best Buy Ads; no experience | Cup League anchor: demo + returns + BoH + PingPod |
| (c) Marketplace sellers | ~1,000 3P sellers (Beach Camera, Antonline, World Wide Stereo…); Fanatics; small appliances, furniture, toys | Digital shelf + Best Buy Ads | Candidate pool for the Nest (Lots 001–1000) |
Best Buy Marketplace grew 7x in three years in Canada, where roughly a third of site orders now come from 3P sellers; Best Buy US launched its Mirakl-powered marketplace in 2025. So even Best Buy chose to become a rail — but its rail is not physical. Atmosphere can be the only structure offering a physical rail to Best Buy's (b) and (c) groups.
Smart glasses: the Best Buy group's 2026 explosion
EssilorLuxottica sold more than 7 million Meta smart glasses in 2025 (2023–24 combined was 2 million); Meta delayed the international launch because it could not meet U.S. demand; Samsung unveiled Galaxy Glasses in July 2026; Google is launching Android XR glasses with Warby Parker and Gentle Monster in fall 2026. This turns the Fair Map's "Eyewear" lot into a "smart-glasses demo zone": four major platforms are simultaneously seeking trial points and none has enough physical inventory.
4. Four anchor types and the offer to each
| Type | Definition | What it wants | What it gives |
|---|---|---|---|
| Category captain | A brand with its own stores and proven Gen Z traffic (Uniqlo, Aritzia, Pop Mart, Chagee, Warby Parker) | Traffic guarantee, location, short commitment | A daily reason to visit; a premium for neighboring lots (grocery-anchor logic) |
| Cup League / homeless brand | $10M–250M, born online, no storefront (Quince, Ruggable, Zenni, Anker, Bambu Lab, Jellycat) | Capex-free showroom, returns/pickup, measurement | Brings a loyal online audience to a physical address; buyer of PingPod and Live Commerce |
| Rail-anchor | The door to thousands of sellers (Etsy, Faire, Depop, StockX, ThredUp, MakerWorld, Best Buy Marketplace) | Integration, co-branding, revenue share | Fills Lots 001–1000 with one agreement; doubles as a media rail |
| Nest / Maker | Local producers, artists, roasters, ceramicists | Table-day, low rent, community | Authenticity, hyper-local content, Stage programming |
5. Fair Map categories: candidate brands

The unexpected twelve — and what each brings us
- Depop (eBay) and StockX/GOAT — 58% of Gen Z prioritize secondhand over new; both platforms are looking for physical swap/authentication space. Return: weekend queues + authentication-desk transaction revenue.
- Etsy and Faire — Every Handmade lot is already an Etsy/Faire seller. Return: Lots 001–1000 filled with one agreement; Faire's ads business becomes a media rail for us.
- Bambu Lab + MakerWorld — ~$1.5B revenue, 10M monthly users, 83% retention; no U.S. storefront. Return: the anchor of the Garage nest and a maker community that comes back every week.
- Jellycat — No stores of its own, 41% U.S. growth, Gen Z's "comfort" brand. Return: queues + a drop calendar + Stage.
- Madhappy — Café + store + magazine + mental-health foundation: it is itself a third-place brand. Return: the face of the "belonging" narrative and an LVMH connection.
- Zenni + Meta Ray-Ban + Warby/Google + Samsung — Turns the eyewear lot into a smart-glasses demo zone. Return: four platforms' trial budgets in one area.
- Chagee — Nine Southern California stores in one year, cultural programming with Laufey. Return: teahouse anchor + Stage content; overlaps the PoC cities exactly.
- Lectric / Rad / Super73 — E-bikes sold without a test ride are returns. Return: the first brand cluster that turns the parking lot into a test track.
- Quince and Ruggable — Online-only, heavy / return-prone categories. Return: the highest-volume users of showroom + BoH + the returns line.
- The Best Buy (b) group (Anker, Roborock, DJI, Oura) — Billion-dollar, single-channel dependent. Return: demo-arena occupancy + PingPod's first corporate buyers.
- East Fork, Our Place, Burlap & Barrel, Diaspora, Graza — The conscious consumer's kitchen cluster; combined with Beko it becomes a "kitchen stage."
- Remedy Place / Othership / Function Health — Wellness formats that sell memberships; they turn the mezzanine into a membership engine.
7. The offer package: a Simon lease vs. an Atmosphere lot
| Dimension | Traditional mall / box | Atmosphere |
|---|---|---|
| Commitment | 5–10-year lease, personal guarantee | Table-day → month → season; no exit fee (LiveLaunch precedent) |
| Capex | Fit-out $150–400/sq ft paid by the brand | 5th Wall Phygital Elements ready; the brand brings only product and content |
| Staffing | Brand employs | Full Service Suite: shared staff, installation, last mile |
| Media | A shop window | PingPod screen-hours; 10% daily share of visual dominance; listed on SSPs |
| Returns/pickup | None, or the brand's own desk | Live Commerce Center: no box, no label, instant second sale |
| Stock | A distant warehouse | BoH: on-site, visible stock |
| Data | The landlord does not share | Fifth Signal: entry–dwell–touch–trial–purchase; opt-in member matching (HuxNet) |
| Community | None | Stage calendar + membership; the brand invites its own audience |
| Payment logic | Fixed rent | Rent + revenue share + screens + services: the brand pays for what it uses |
Contract formats: (1) Category captain — low rent + revenue share + traffic commitment; (2) Cup League — revenue share including the Full Service Suite + a PingPod package; (3) Rail-anchor — integration + per-booking revenue share (+ an equity option for Faire); (4) Nest — table-day listing, self-serve via OffNdOn.
Outreach sequence (days 0–90)
| Window | Targets | Output |
|---|---|---|
| 0–30 | Etsy/Faire (rail), Depop or StockX (rail), Samsung or Google (screens + Best Buy (a)), Bambu Lab, Jellycat | Two rail LOIs; one screen partner; two Cup League anchors |
| 30–60 | Zenni + Warby/Google + Meta (eyewear zone), Chagee, Madhappy, Anker/Roborock/DJI, Quince/Ruggable, Lectric | Category clusters; demo-arena program |
| 60–90 | Category captains (Uniqlo/Aritzia/Pop Mart), wellness membership partner, grocery anchor (Sprouts/H Mart), Nest call | PoC site lot plan full; Lots 001–1000 open |
8. Category clusters for the pilot cities
| City | Lead cluster (Fair Map categories) |
|---|---|
| Pasadena | Home/kitchen (Our Place, East Fork, Beko, Ruggable) + IKEA P&O + Trader Joe's/Sprouts + books (a Vroman's-type local) + Caltech makers (Bambu) |
| Santa Monica | Wellness (Alo, Remedy Place, Oura/Whoop) + sneakers/running (On, Hoka) + smart-glasses demo + Arte Museum adjacency |
| Culver City | Gadgets / Best Buy (a)+(b) + creators (Chamberlain, DJI/Insta360, TikTok studio) + IKEA city-center + Chagee |
| Berkeley | Conscious-consumer cluster (Veja, Pact, Everlane, Blueland) + Depop/vintage + Bookshop.org + local food |
| Brooklyn | Streetwear/drops (Corteiz, Brain Dead, Kith) + Depop swaps + Catbird/permanent jewelry + Etsy Market Hall |
| Cambridge | Gadgets/tech + Bambu/MakerWorld + Formlabs + LEGO workshop + Industrious |

| Portland | Sneakers (Nike/Adidas/Columbia adjacency) + Portland Leather Goods (HQ) + makers/Garage + Powell's |
| Boulder | Outdoor + wellness + e-bikes + Aldi/Sprouts + Celestial/Justin's-type local CPG |
9. Risks
- Verification gap: 106 of the 142 rows rest on general knowledge ("Verify"); each brand's 2026 store count, channel share and expansion plan must be validated before contact. 36 rows are sourced in this report.
- Rail exclusivities: Depop now belongs to eBay; StockX and GOAT compete; Faire has its own ads business. Rail agreements may exclude one another; media-ally's "no rail above one-third of booked demand" rule must hold.
- Hype risk: Jellycat, Pop Mart, Labubu, matcha — drop culture is cyclical. Category-captain selection needs at least one "boring but constant" traffic source (grocery, IKEA, a returns point).
- Best Buy (a) group conflict: Samsung and Google may both want "powered by"; the sponsor-ally report's split — "the door to automotive, the screens to technology" — must be written into contract.
- The RaaS 1.0 legacy: The Showfields/Neighborhood Goods closures left trust damage among Cup League brands; supplier-payment assurance and transparent revenue reporting must be part of the offer.
